It is important for us to understand where the buyers in our market are coming from. The combined roster of buying clients working with the KMS Team at Compass gives us insight, but we periodically take a deep dive into the data to fine tune our marketing strategies. Targeting potential buyers correctly can make all the difference when selling your home. Where buyers come from is often the first question sellers ask!

Using 2023 sales data from the SmartMLS, we summarized:

While the majority of buyers in Connecticut still come from Connecticut, we found the difference between towns interesting. In 2023 CT buyers bought 77% of the single family homes in Norwalk but only 54% of those in Weston and 61% of those in Westport. Yes, New York buyers are the next biggest group, but surprisingly, 22% of all Weston buyers came from outside the tri-state area. It is no wonder, however, that 92% of all Fairfield County Condo buyers come from either CT (77%) or NY (15%). From first-time home buyers to empty nester, condominiums and town homes have great appeal for their ease and generally convenient locales.
